Marketing Plan for your Home

As you know selling your home is not as easy as just putting a sign on the lawn. You need an action plan that provides your home the most exposure to potential buyers as possible.

Suggestions in Developing Your Marketing Plan.

Working with your real estate sales representative you should develop a marketing plan that works for you and your family. Of course, you have already decided on the price based on market conditions and prepared your home to show.

The plan should have a schedule and a budget for all the marketing activity related to your home. The real estate sales representative should be able to provide you with accurate estimates of the time and costs they are investing in marketing your home. The plan will allow you to keep your sales representative accountable during the sales process.

Some Suggested Marketing Activities for Your Home

‘For Sale’ sign for your front lawn

Your silent salesperson. The chances that a buyer will see the sign and call the sales representative directly is likely quite small. There is a good chance, however, that a buyer will call for information on one of the hundreds of the signs in your area and your home would be part of the discussion. The sign allows potential buyers to find your home in the neighbourhood they are looking for a new home.

Internet Exposure

This is key in reaching today’s buyers. Research shows that 44% of buyers come from their own property search on the internet. With over 80% of buyers considered online web information useful. Your plan must include exposure on all social and web based platforms that will provide a wide number of opportunities access to potential buyers. **

Multiply Listing Services

This is a service provide by the local Real Estate Board. Why is this important to your marketing plan? This exposes your home to the 1000’s of members of local boards such as the Realtors Association of Hamilton/Burlington. Should any member have a buyer looking for a property similar to yours, they would have 24 hours access to photos and information about your home.

Open Houses
This provides tremendous opportunities to attract potential buyers to your home. Of course, the scheduling and frequency of an open house needs to be determined between you and your sales representative to insure the marketing opportunity works for you and your family.

Newspaper Advertising
A traditional method of promoting your home for sale. It can attract buyers to your specific home but also increase the buying pool providing your home more opportunity to be exposed to more buyers.

Other Marketing activity include agent open houses, direct mail programs promoting your home and exposure using the database of your sales representative. All methods that can be utilized as part of your marketing plan for your home.
