The Decision to Sell

You are considering or have decided to sell your home. What is next? Let me give you an overview of the process to meet your desire to get as much as you can for your home.

Hiring An Agent
You have decided that you’re ready to sell. The first step is to choose a real estate sales representative to that is right for you. Selling a home is often a complex and emotional experience that involves a great deal of research, paper work, effort and most importantly, trust with whomever you choose to market your home. I suggest that you work with someone that has a good knowledge of your neighbourhood, the local market and is service orientated.
Listing your Home
Your most valuable asset is just about to hit the market. Working with your real estate sales representative two important factors must be determined to your satisfaction. You must establish the value of your home in the current real estate market and how the property is going to marketed. Your real estate salesperson needs to provide you the research to all you to price your home at fair market value to allow you the return you deserve and desire. Secondly, the real estate representative needs to provide a marketing plan for your home that you understand, support and can hold he or she accountable.
Showing your Home
Just as in the rest of life first impressions will influence your perspective. Your home is no different. You need buyers to feel good about the home starting with their first impression. You must show your home in a way that will allow them to visualize them and their family living life in their new home. Receiving an Offer
Receiving an offer is exciting, nerve wrecking and emotional. Someone else is putting a value on your home. As your real estate agent it is responsibility to help you review an Offer to Purchase, bring clarity to the terms of the offer and to a resource to provide guidance in your decision making. Your real estate salesperson should lead you through the terms of the offer from price, financing, inclusions, exclusions, home inspection to closing date to name a few. Not to repeat the old say but the details are vitally important.
Negotiation and Counter offers
The selling process is most often a negotiation. The offer price was not what you expected, the conditions are not acceptable, the closing date is not what you planned or you have multiply offers complicating your decision making. This is where the sound advice of a real estate salesperson you trust is crucial in helping you make the right decisions for you and your family. Your real estate salesperson will be your negotiator but just as important they will be your sounding board for the balanced decisions you as the seller will face.
Closing the sale
You accepted an offer, all conditions were met of waived and the closing day has finally come. You likely experience at set of mixed emotions as you and your family take the next step on life’s road. This is the end of the process but there are few action items that must be for sellers.
